Why Do Buyers Need An Agent?
To find a home, buyers usually search online, in the newspaper, see a sign, or simply do "drive bys". Buyers will then quite often call the Realtor whose name is on the sign or in the ad. Buyers often assume that the listing agent is the best to deal with since they know the property.
In most cases, however, the Seller's Realtor is the agent of the seller, and legally obliged to get the best prices & terms for the seller, not the buyer! Also, since they have a vested interest, they are not likely to tell buyers about other properties that may be superior to their listing.
When buyers have their own loyal agent to represent them, that agent can spend the time and effort necessary to truly learn and understand what their buyers wants and needs are. The realtor of the buyer will be better equipped to search out properties that most closely meet their needs, thereby saving them considerable time, aggravation and yes, even money!
Generally, sellers still pay the commission but it is paid to the brokerage firm of the listing agent. That firm in turn pays the brokerage firm of the Buyer's agent. The individual agent is then paid on whatever level has been agreed upon in their office contract.
Consumers can elect to be represented either by their own Agent or if the situation arises, Buyer and Seller can use the same Agent. That's called a dual representation. In such a case, the agent pledges fairness and honesty to both parties.
